These Terms and Conditions ("Terms") govern your access to and use of the website located at https://signaturec21.com (the "Site"), operated by MMG RE LLC doing business as The Signature Group Century 21 Carolyn Riley Realty ("Company," "we," "us," or "our").

By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, do not use the Site.

1.1 Informational Purpose Only
The Site is provided for general informational and marketing purposes related to real estate services. It may include contact forms, call/calendar scheduling, links to MLS/IDX property search tools, blog content, articles, and other informational features. The Site does not sell products or services directly.

1.2 No Agency or Client Relationship by Site Use
Your use of the Site, including submitting a contact form or scheduling a call, does not create a real estate agency, fiduciary, or client relationship with us. Any such relationship will arise only after you and the appropriate licensee enter into a separate written agency or representation agreement as required by applicable law.

1.3 Eligibility
You may use the Site only if you are at least 18 years old and capable of forming a binding contract under applicable law.

All content on the Site is provided for general informational purposes only and does not constitute legal, financial, tax, or investment advice. You should not rely on the Site as a substitute for professional advice tailored to your situation. 3.1 Ownership of Content

This includes our branding and any licensed use of CENTURY 21® and related marks, which are trademarks owned by Century 21 Real Estate LLC and used under license.

We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Site for your personal, non-commercial use only, in accordance with these Terms.

3.3 Prohibited Uses of Content
You may not, without our prior written consent:

• Copy, reproduce, modify, distribute, publicly display, or create derivative works of the Content.
• Scrape, harvest, or systematically collect data or content from the Site (including property information) using bots, spiders, or other automated means.
• Use any Content for commercial purposes, including publication, resale, or licensing.

Any unauthorized use terminates the license granted by these Terms and may violate applicable laws.

4.1 Controlled Content
All content displayed on the Site is controlled and published by us. The Site does not currently allow open public posting of comments or reviews by users without our review and control.

4.2 Information You Submit
If you submit information through contact forms, call/calendar tools, or other submission features (including testimonials or feedback), you represent and warrant that:

• The information is accurate and not misleading.
• You have the right to provide it.
• It does not infringe the rights of any third party or violate any law.

4.3 License to Use Testimonials and Feedback
By submitting testimonials, reviews, feedback, or similar content, you grant us a non-exclusive, worldwide, royalty-free, perpetual, irrevocable license to use, reproduce, modify, publish, display, and distribute such content, including your name and general location (e.g., city and state), in our marketing and promotional materials, online and offline, in any media now known or later developed, subject to applicable privacy laws and our Privacy Policy.

4.4 Right to Edit or Remove
We reserve the right, but not the obligation, to edit, refuse, or remove any submitted content at our sole discretion.

You agree not to use the Site to:

Links are provided for convenience only and do not constitute an endorsement, sponsorship, or recommendation of any third-party site, service, or provider. We are not responsible for the content, accuracy, policies, or practices of any third-party site or service and disclaim any liability arising from your use of them. You access third-party sites and services at your own risk and should review their terms and policies.

6.3 MLS/IDX and Property Information
Property information accessible via links to MLS/IDX or other real estate portals is provided by third parties and is subject to their terms, conditions, and disclaimers. We do not control the accuracy, completeness, or availability of such information and are not responsible for errors, omissions, or changes in property status, pricing, or other data.

7.1 No Guarantee of Results
Real estate markets are inherently variable and subject to change. We do not guarantee:

• That any property will sell or be purchased.
• A particular price, profit, return on investment, or days on market.
• Any specific outcome from using our services or the information on the Site.

7.2 Accuracy of Information
While we strive to provide accurate and up-to-date information, the Site may contain errors, inaccuracies, or omissions. Market data, property details, tax information, school data, neighborhood statistics, and similar information may be sourced from third parties and may change without notice.

7.3 No Reliance on Third-Party Data

WITHOUT LIMITING THE FOREGOING, WE DISCLAIM ALL IMPLIED WARRANTIES OF TITLE, NON-INFRINGEMENT, MERCHANTABILITY, AND FITNESS FOR A PARTICULAR PURPOSE, AS WELL AS ANY WARRANTIES ARISING FROM COURSE OF DEALING OR USAGE OF TRADE.

WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, SECURE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS, OR THAT ANY DEFECTS WILL BE CORRECTED.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL MMG RE LLC, THE SIGNATURE GROUP, CENTURY 21 CAROLYN RILEY REALTY, THEIR OWNERS, OFFICERS, AGENTS, OR AFFILIATES BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR USE, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL AGGREGATE LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SITE OR THESE TERMS SHALL NOT EXCEED THE GREATER OF:

1. THE AMOUNT (IF ANY) YOU PAID TO US SPECIFICALLY FOR ACCESS TO THE SITE DURING THE SIX (6) MONTHS PRIOR TO THE EVENT GIVING RISE TO THE CLAIM; OR
2. ONE HUNDRED U.S. DOLLARS (USD $100).

SOME JURISDICTIONS DO NOT ALLOW THE EXCLUSION OR LIMITATION OF CERTAIN DAMAGES, SO SOME OF THE ABOVE LIMITATIONS MAY NOT APPLY TO YOU.

You agree to indemnify, defend, and hold harmless MMG RE LLC, The Signature Group, Century 21 Carolyn Riley Realty, and their respective owners, officers, employees, agents, and affiliates from and against any and all claims, demands, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to:

• Your use of the Site;
• Your violation of these Terms; or
• Your violation of any rights of a third party or any applicable law.

These Terms and your use of the Site are governed by the laws of the State of Ohio, without regard to its conflict of laws principles.

You agree that any dispute, claim, or controversy arising out of or relating to the Site or these Terms shall be brought exclusively in the state or federal courts located in Summit County, Ohio, and you consent to the personal jurisdiction of such courts and waive any objection as to inconvenient forum.

We may update or modify these Terms at any time in our sole discretion. When we do, we will revise the "Effective Date" at the top of this page. Changes are effective when posted on the Site.

Your continued use of the Site following the posting of updated Terms constitutes your acceptance of those changes. If you do not agree to the updated Terms, you must stop using the Site.

The Site is primarily intended for users located in the United States. If you access the Site from outside the U.S., you are responsible for complying with all local laws and understand that your information will be processed in accordance with U.S. laws, which may differ from the laws of your jurisdiction.
